ADUs · Design & permitting

From the first drawing to the final sign-off.

We draw it, take it through the city, and build it. One contract, one number to call, including the plan-check corrections nobody warns you about.

What we do

Two kinds of ADU.

Garage conversion

The fastest route to a rentable unit. Existing structure, new interior, proper egress, kitchen and bath.

Detached new build

A separate small house in the yard. Foundation up, sized to what the lot and setbacks allow.

Design & permitting

Plans drawn to what the city will approve, submitted and shepherded through plan check by us.

Utilities & site

Sewer, water, electrical service and hardscape, planned with the unit instead of after it.

How it goes

Design-build, in order.

01

Walk-through

What the lot allows, what you want from the unit, and what it's likely to cost.

02

Drawings

You see the space on paper before anything is built. Changes are cheap here.

03

Permit

We submit, we answer the corrections, we get the permit.

04

Build

Our own crews under one contract, from foundation to final.

05

Final inspection

City sign-off and a certificate of occupancy.

Questions

Straight answers.

How long does an ADU take?

Permitting varies by city; the build itself is typically a few months. We give you a real timeline after the walk-through.

Can I rent it out?

That's what most clients build them for. We design to the occupancy rules so you can.

Do I need my own architect?

No. Design is part of what we do.
